If you're thinking of renovating your cottage, you have to ensure that your work conforms to our local township, provincial, and conservation authority guidelines. You should review the links below, and ensure you've got applications to the right people.

Re. the Nottawasaga Valley Conservation Authority:
Any work we do on our property falls under the guidelines of the Nottawasaga Valley Conservation Authority. Their website is here:
A map that describes regulated wetlands, flood, meander and slope erosion hazards is here. Just type in our address, and the map appears. The map is detailed -- you can actually see which cottages fall under the regulated area. ::
Re. zoning:

We hear that the Township is still working on the map, which (incorrectly) designates our property as C4, "Commercial Recreational".
Re. building permits:
Hopefully most of our work on our cottages would fall under the "not requiring a building permit" section of the Township's website:

Re. septic systems:

The following was sent to the Board by the NVCA in Sept of 2018:

The noted property appears to be partially regulated under the Conservation Authorities Act due to slope erosion hazards.
​
Permits will be required for any proposed development on the lot within the regulated boundary, this would include replacing the existing septic system. Any proposed development outside of the regulated boundary you would only deal with the Township of Essa.
​
Furthermore, if not already initiated I would encourage you to consult with the townships planning and building department staff to determine setback and zoning restrictions which may apply to the parcel and to determine the septic size requirements.
